Obi Office is an architecture and interior design studio based in regional Victoria, working with clients across Victoria and South East Queensland. Our work spans residential, multi-residential and commercial projects.

We design homes that are carefully planned, highly functional and genuinely enjoyable to live in. We work with clients who are warm, collaborative and excited by design. Each of our projects is shaped by the people it’s for, the site it sits within and the way it will be lived in over time.

Working closely with private clients, developers and builders, we bring a thoughtful and practical approach to every project.

Director

Justin is a registered architect with a strong focus on creating homes that are well considered and highly functional. Skilled in spatial planning and material selection, he carefully considers form, finishes and detail to create spaces that feel intentional, layered and tailored to how people live. His work is shaped by a deep understanding of site, with careful consideration of how each building sits within its surroundings and how indoor and outdoor spaces connect to support everyday living and wellbeing.

He works closely with clients from the outset, taking the time to understand their lifestyle, aspirations and challenges. This collaborative approach allows him to translate client needs into thoughtful, well-resolved designs that are refined in their expression and easy to live in.

In addition to his own portfolio, Justin also brings experience from a number of Melbourne’s leading residential architecture studios. Rather than following a set style, each project responds to its brief, site and client.

Our Process

Every project begins with understanding. How you want to live, what matters to you, and what the site can offer.

From the outset, we work through each stage of a project in a clear and considered way. We take the time to understand the nuances of your project, bringing everything together to shape the design and guide the process. This includes coordinating the broader team, aligning key decisions and ensuring the project moves forward with clarity. Our aim is to keep the process straightforward and well paced, so you feel confident at each stage along the way.

How We Work

Obi Office prides itself on its ability to work in a variety of ways. We offer both partial and full Architectural & Interior Design services depending on the requirements of each project. Regardless of the approach, our focus is on creating a thoughtful and well-resolved home.

  • The feasibility stage is about understanding what’s possible. We test your brief against the site, planning controls and budget to identify opportunities and constraints early, helping to set a clear and informed direction for the project.

  • We develop a tailored response to your design brief, reflecting your hopes and aspirations while responding to the opportunities and constraints of the site. During this stage, we explore initial ideas and directions, working towards a clear and cohesive design, including first draft floor plans.

  • This is a critical stage of the project. It builds on the concept design phase, allowing us to refine and resolve the design into a more detailed and buildable outcome. We work closely with you and the consultant team to develop planning, material and construction strategies, while also preparing and managing the planning application where required.

  • We believe interior design and architecture should be considered together from the outset, each informing the other to create homes that feel cohesive, resolved and easy to live in.

    This service can be provided as part of our full project services or as a standalone offering. A joint approach to architecture and interiors ensures materials, finishes and detailing are thoughtfully aligned, resulting in a home that works seamlessly as a whole.

  • At this point, the key design decisions and selections have been made. It’s now our turn to convert all of these into a comprehensive set of working drawings, schedules and specifications ready to be used for pricing and construction.

    The efficiency of the build is largely determined by how clearly information is communicated, so we place a strong emphasis on accuracy, coordination and detail to ensure the project is delivered as intended.

  • Selecting the right builder is an important part of the process. We guide you through a competitive tender, inviting selected builders to price the project and reviewing their responses to ensure alignment with budget and scope.

    If you already have a builder in mind, we’re equally comfortable working through an early contractor engagement process, supporting collaboration from the outset.

  • During construction, we can remain closely involved to support the delivery of the project and ensure it is built as intended. During this stage we work closely with both you and the builder, helping guide decisions, coordinate information and maintain a clear and efficient construction process.

    We regularly review progress on site, observing the quality of workmanship and detailing as the project takes shape.
